New Instruction – Turnbull Street, Glasgow

Bell Building Projects has been appointed under a PCSA to progress pre-construction works at a six-storey residential development on Turnbull Street, located on the outskirts of Merchant City.

Arranged around a central courtyard and fully occupied, the building requires a carefully coordinated approach to all investigative works within a live environment.

Our scope will focus on opening up the existing façade to establish the current build-up and inform the design development. This will involve forming 24 targeted openings across all six floors, alongside intrusive condition surveys to allow the wider design team to assess the construction.

Working alongside specialist consultants, we will develop the scheme through to RIBA Stage 4 – including material schedules, fire engineering strategies, structural calculations, load assessments and connection designs, as well as securing all necessary statutory approvals.

The primary objective of the project is the removal and replacement of combustible cladding and balcony elements within the courtyard, reinstating a compliant non-combustible system.

With works taking place in a live residential setting, clear communication and coordination with residents will be key throughout.

We look forward to progressing the design through the PCSA stage.
